Homebuyer's Reports are prepared in accordance with the RICS guidelines
using the Report Writer software and format. A Homebuyer's Report
is an inspection of the building fabric similar to that of a full
Building Survey. The extent of the report however is limited to significant
matters only. Matters of dampness, timber decay and building movement
are reported on specifically with other repairs identified under
categories of Urgent Repair, Further Investigation or Maintenance.
Homebuyer's Reports include a marketing valuation and an insurance
reinstatement valuation.
Homebuyer's Reports are also suitable for flats with the internal
parts of the flat only inspected along with a limited inspection
of common areas. The external parts of the building fabric are inspected
where possible and are commented on in a general basis only.
Homebuyer's Reports are usually suitable for properties of standard
construction and those which have not been substantially altered.
Buildings generally constructed before 1900 are unsuitable for Homebuyer's
Reports although this may depend upon specific circumstances.
